SPECIAL BOARD OF DIRECTORS MEETING

 

 

 

A special meeting of the Board of Directors of Juno Isles Civic Association was held on Monday, August 22, 2005, at Holy Spirit Church on Ellison Wilson Road. 

 

v     Roll Call and Call to Order:

President Pete Lashenka called the meeting to order at 7:06 p.m.  The following board members were present:

Five homeowners were present, along with special guest JICA Attorney Teresa Lemme.  Teresa arrived at 7:19 pm.

 

 

v     Agenda Review:   Pete Lashenka

 

This meeting is being held to discuss two special agenda items:

  • Variance
  • Covenant Word Changes

 

Variance

  • Dave Mastran stated that the Variance issue concerning the property at 1948 Juno Isles Blvd is a Waiver of the Covenants; after discussions among Board with the attorney present, it was determined that Waivers are not permitted at all.

 

  • The Board discussed granting Variances to Covenants, and Teresa stated that the Board should not give any Variance to Covenants unless there are unique physical conditions relating to lot (see page 7 paragraph 9 of Covenants for definition of Variance of Covenants).

 

  • If the Board decides to begin eliminating selective enforcement, the Board must give homeowners notice that the documents will be strictly enforced from this point forward.

 

  • Jim Jackson made a Motion to approve Variance for 1948 Juno Isles Blvd. Wayne Hatten seconded the Motion.  All in favor were Tom Wadowicz, Tom Morris, Jim Jackson, Blas Contreras, and Chris Cox.  All opposed were Dave Mastran, Pete Lashenka, Glenn Levine, and Wayne Hatten.   Motion passed 5 to 4. 

 

Wording of Covenants

  • The Board reviewed a three page document titled “Juno Isles Civic Association, Inc., Covenant Amendment Proposal”, and discussed several suggested covenant changes.  After agreement on suggested covenant changes, Teresa Lemme stated that she will incorporate wording changes into a revised document and will send to Pete Lashenka and Jim Jackson by the end of the week.  The Board will review at the September 12 Monthly Board Meeting.

 

  • Jim Jackson stated that a workshop will be held in September to review proposed changes to Covenants.

 

Other

  • Karen Temme, Juno Isles Homeowner, speaking on behalf of herself and other homeowners, asked the Board if Juno Isles residents are being protected and if their voices are being heard in terms of the Ecklestone Development meeting concerning property borders.  The Board assured her that the protection of the homeowners is at the center of discussions with Ecklestone. 

 

Jim Jackson made a motion to adjourn; Chris Cox seconded the motion.  The motion passed unanimously.  The meeting adjourned at 9:35 pm.
