v Approve Minutes: Kathy Greene
May 19, 2008 meeting to review the Covenants – Wayne Hatten made a motion to approve the minutes, as amended. Louis Vilardo seconded the motion. Felice Beyer, Kathy Greene, Jim Jackson, Jim Moore and Louis Vilardo were in favor, and the motion passed. Wayne Hatten abstained.

Business: Definitions: Home Business and Commercial Vehicle

Kathy stated the definition of a Home
Occupation as recorded by ULDC and suggested the Board wait for the definitions
as researched by Bob Bittenbinder.
v Covenants Review: Paragraph IX – Maintenance of Property, Section 1
§ Maintenance and vehicle parking on rear lots of waterfront properties
Jim Jackson said there was language in Paragraph XI that addressed part of the subject rather well. Wayne Hatten added that if a vehicle is higher than 6 feet, it will no longer be obstructed from view. Jim Jackson brought up the question that if there is a fence on the perimeter of the property, does that create an obstruction from view? The Board discussed the affect of vehicles and watercraft parked where view is not properly obstructed on the waterfront side of the property, including specific examples within the community. No changes to the Covenants were recommended.
§ Roofs on outbuildings
Jim Jackson raised the question if an outbuilding should be allowed to have a roof of material other than tile. A discussion with a resident ensued as to whether the outbuilding on his property was temporary or permanent. The Board discussed various types of roofs, including material durability under adverse conditions such as a hurricane. Kathy Greene said the only statement that could be included would be that metal roofs were allowed as long as they met County code. Kathy Greene suggested Paragraph V, Section 3, could be revised to include outbuildings other than chikie. Wayne Hatten suggested the Board research the County definition of a ‘permanent’ and ‘temporary’ structure.
Future meetings to continue the Covenants review are planned for July 21st and August 18th.
Jim Jackson suggested the focus of the next meeting should be:
1) the County definitions of home business, commercial vehicle and permanent/temporary structure.
2) any specific changes to the Covenants that Board members wish to suggest.
Kathy Greene said the following items need to be addressed:
1) punctuation
2) home businesses
Kathy Greene said she would contact the attorney and inquire if Juno Isles Covenants can refer to the County ordinances.

Wayne Hatten made a motion to adjourn. Jim Moore seconded the motion. All were in favor, and the motion passed unanimously. The meeting adjourned at 7:59 p.m.
