JUNO ISLES CIVIC ASSOCIATION

BOARD OF DIRECTORS MEETING

The regular monthly meeting of the Juno Isles Civic Association Board of Directors was held on Monday, July 2, 2007, at Holy Spirit Church on Ellison Wilson Road.

v     Roll Call and Call to Order:

There were not enough Board members present to form a quorum at 7:00, so Jim invited the visiting residents to address the Board. Mike Cox addressed the members of The Board that were present. Mike acquired and shared the Summarized Costs and Benefits Attributable to Annexation prepared for Juno Isles Subdivision by the Town of Juno Beach. Mike Cox said it was the responsibility of The Board to distribute the information to Juno Isles residents for consideration. Blas suggested an article be included in the Juno Isles newsletter.

During Mike’s presentation, Doug arrived, and a quorum was formed at 7:15. The agenda was followed at 7:42.

v     New Business

  • Jim said Idella contacted him and said she had to resign from The Board for personal reasons.

v     Old Business

  • The resident at 2141 Ascott Road submitted a variance request to install a shed beyond the rear setback requirements. The shed was installed without approval by the Architectural Committee. It does not meet setback requirements, and it does not have a tile roof. The resident is researching the replacement of the metal roof with a concrete roof. It is one of the most uniquely shaped lots in Juno Isles. Blas said that if the county approved the installation of the shed, then The Board should approve it. Doug did not approve of the shed. Jim had letters from three surrounding neighbors that approved of the shed. Doug made a motion to ask the resident to provide a county permit to install the shed in the current location and to defer approval. Blas seconded the motion. All were in favor.

  • Jim discussed a community workshop during which the residents would make known what they want to see in the community. (i.e. street lighting, adjustments to the Covenants, level of enforcement)  Blas expressed a concern about the lack of enforcement and selective enforcement. Community members have until the August Board meeting to propose changes to the Covenants.

  • Jim reported having spoken to Association attorney, Scott Gherman. Scott told him that the Stropp’s attorney has not responded to his request for a settlement proposal.

v     Treasurer’s Report

Jim and Wayne have opened an account with Anchor Bank. Checks above $2500 will require two signatures.

v     Committee Reports

  • Architectural Committee

A resident inquired whether architectural review is required to install hurricane windows and shutters. The Board had a discussion, and the conclusion was that architectural review is only required if the installation changes the look or size of the window.

  • Covenants Committee – no report

  • Crime Watch - Tom Wajdowicz

  • Social Committee - Dinah Washam

A bicycle parade is planned at 9:00 a.m. on the 4th of July at 2149 Ardley Court featuring coffee, donuts, the fire department and popsicles.

A service provided by the U.S. Postal Service to non-profit organizations was discussed.

  • Landscape Committee - Douglas Acker

Water restrictions still allow sprinklers only one morning each week.

Tom reported that Gator Electric said according to the manufacturer, the lights are not supposed to be installed below the ground.

v     Adjournment

A resident inquired if the annual dues notices have been sent to residents. Jim responded that The Board is in the process of changing the method in which the annual notices are sent, and they will soon be sent by Anchor Bank.

The meeting adjourned at 8:30 p.m.

Respectfully submitted,

Rhonda Thomas
